Quick project snapshot

Project name: Nam Dinh Vu Industrial Park
Developer: Sao Do Investment Group JSC
Location: Hai Phong Free Trade Zone (FTZ), Hai Phong City, Vietnam
Project type: Integrated industrial, logistics and port-based industrial park
Total area: 1,329 ha
Area within FTZ: approximately 750 ha
Distance to Hai Phong city center: 10 km
Distance to Hanoi: 100 km
Industrial park term: until 2059

Location and connectivity

Located in Hai Phong Free Trade Zone, the project benefits from access to one of northern Vietnam’s key industrial and maritime gateways. The location gives occupiers a practical combination of road, air, seaport and rail connectivity.

By road, the industrial park links to the Hanoi - Hai Phong Expressway and National Road No. 10 for access to northern provinces. It also connects to the Hai Phong - Quang Ninh Highway via Bach Dang Bridge toward Ha Long and the China border, while the Tan Vu - Lach Huyen route and Dinh Vu - Cat Hai Bridge provide access toward the deep-sea port area.

Cat Bi International Airport is around 8 km away. On the maritime side, Nam Dinh Vu International Port is located inside the industrial park and can handle vessels of up to 50,000 DWT. Lach Huyen International Deep-Sea Ports are about 10 km away and can receive vessels of up to 150,000 DWT. The project is also presented with two railway connections to Nanning and Kunming in China, together with a planned Hai Phong (Lach Huyen) - China high-speed rail connection targeted for 2030.

Planning scale and land-use structure

The industrial park is organized into four interconnected subzones, allowing it to accommodate industrial production, logistics operations and specialized industrial functions within one master-planned area.

Phase 1 (370 ha): Subzones A, B and C, with completed infrastructure ready for handover.
Phase 2 (960 ha): Includes D.1, D.2 and D.3. D.1 covers 220 ha and D.2 covers 280 ha, both with completed infrastructure ready for handover. D.3 is scheduled for handover in 2026.

Main functional zones include:

  • Subzone A – Seaport & Logistics Zone: 82 ha, connected with Nam Dinh Vu Container Port, in operation since 2018

  • Subzone B – Oil & Gas, Chemical Zone: 30 ha, including liquid jetties and oil, gas and chemical storage tank facilities

  • Subzone C – Industrial Zone: 106.7 ha, designated for industrial use with utilities extended to plot boundaries

  • Subzone D – Complex Zone: 960 ha, a multifunctional area for industrial and logistics use, with part of the zone located within the FTZ

Infrastructure and utilities

The project’s infrastructure package is designed to support large-scale industrial operations with practical utility provisions across the park.

Power supply

Power is supplied through a 110/22kV substation with total capacity of 4 x 63 MVA. Medium-voltage 22kV power lines run along the internal roads of the industrial park. Electricity pricing follows the EVN tariff.

Electricity connection fee:

  • Up to 560 kVA: USD 10,000 per connection point

  • Above 560 kVA to 10 MVA: USD 15 per kVA

  • Above 10 MVA: negotiable

Electricity operation fee: USD 1.75/kVA/month

Water supply

  • Water connection fee: USD 5,000 per connection point

  • Clean water price: VND 16,400/m3

  • Water operation fee: 3% of post-VAT monthly water consumption value, around VND 500/m3

Wastewater treatment

The wastewater treatment plant has a capacity of 20,000 m3/day. The treatment fee is VND 12,000/m3, calculated on 80% of supplied water volume.

Telecommunications

Telecommunication infrastructure is presented as international standard and directly connected to land plot boundaries.

Internal roads and drainage

Internal road cross-sections range from 34 m to 46 m for main roads and 23 m to 34 m for branch roads. The drainage system is introduced with a technically oriented flood-control design approach.

Port facilities

The in-park port area includes 7 container berths capable of handling vessels of up to 50,000 DWT, which may be particularly relevant for manufacturers with export-import intensive supply chains.

Management fee

The stated management fee is VND 1,400/m2/month, payable every six months.

Industrial orientation and target sectors

Based on the published project information, Nam Dinh Vu Industrial Park is oriented toward high-tech industries, automation, semiconductors, new energy, logistics and R&D. Its zoning structure also suggests suitability for manufacturers that require an operational setup linked with warehousing, seaport handling and broader trade flows.

The dedicated oil, gas and chemical zone is another notable point, indicating that the park is planned to accommodate users with more specialized infrastructure requirements rather than only standard general manufacturing uses.

Investment support and reference conditions

The published project materials also outline support items related to investment procedures, enterprise registration, land use right certification, business connection and selected related services. They also present reference information on land rental exemption, tax incentives and FTZ administrative mechanisms.

As these policy-related items may vary depending on timing and applicable regulations, investors should reconfirm the latest conditions before moving into formal investment planning.

Construction parameters for factory development

For manufacturers planning new plant construction, the project publishes several key planning indicators:

  • Maximum building density: 70%

  • Floor area ratio: 3.5

  • Minimum greenery ratio: 20%

  • Other land allocation: 10%

  • Factory building height: up to 5 floors

  • Commercial, service and office buildings: up to 9 floors

Published handover elevation:

  • Phase 1: +4.5 m

  • Phase 2: +4.8 m

Permitted structures include factories, warehouses, administrative buildings and ancillary facilities such as parking, guard houses and power stations. Worker dormitories and expert housing are not permitted on industrial land.

Reference piling information indicates a typical depth of 35 - 40 m, with pile grids of 2.5 x 2.5 m or 3 x 3 m depending on load requirements. Reference construction cost is stated at USD 200 - 250/m2.

Closing perspective

For investors looking for industrial land in Hai Phong, Nam Dinh Vu Industrial Park offers a combination of large land scale, phased handover readiness, in-park port access and a zoning structure that supports both production and logistics functions. For factory developers seeking a northern Vietnam location with port-oriented operating potential, this project is a practical option to review in detail.
